This policy explains what EstatePro (“we”, “us”), operating estatepro.casa, collects when you use the site and speak to us, why we collect it, and your rights. We are the data controller: Justyna Biernat, NW7 2PE, London, United Kingdom, ICO registration ZC252495.

Who we are and what we do

EstatePro is an independent property introducer. We connect people interested in beachfront and investment homes by the sea, around the Mediterranean, in the Gulf and beyond, with property developers such as Plus Properties and others. When you enquire, we pass your details to a relevant developer so they can help you, and we keep a record that the introduction came from us.

What we collect

When you use the enquiry chat or the contact form, we collect what you give us: your full name, email address, mobile number (with country code; optional on the contact form), country of origin, country of residence, and the project, message or other details you tell us about.

We also record technical and connection information to help us respond, prevent fraud, and evidence our introductions: your IP address and any approximate location derived from it, browser and device information (user-agent), the page and referring link that brought you, your language and time-zone settings, and a first-party visitor identifier stored in a cookie. We do not attempt to covertly identify you beyond this, and we do not track your activity on other companies’ websites.

To work out that approximate location, your IP address is sent to ip-api.com, an IP-geolocation lookup service, at the moment you open the enquiry chat. We do not send them your name, email or any other detail, only the IP address your browser is already connecting from.

Why we collect it, and our lawful basis

• To introduce you to developers and handle your enquiry, on the basis of your consent, given in the chat or on the contact form, and to take steps at your request.
• To protect and evidence our introductions (so we are properly credited for referrals), on the basis of our legitimate interests as an introducer.
• To keep the site secure and understand how it is used, legitimate interests and, for non-essential cookies, your consent.
• Marketing follow-up about relevant properties, only where you have consented; you can opt out at any time.

Who we share it with

We share your enquiry with the property developer(s) relevant to your interest, who may be based in the EU (for example Cyprus, Spain or Greece) or outside it (for example the United Arab Emirates, Qatar or Egypt). Those developers are separate controllers of your data once received and will contact you under their own policies. We also use service providers who process data on our behalf: our hosting provider, and Google, whose Gmail service receives our enquiry notifications. We never sell your data.

International transfers

Depending on the development you are interested in, your details may be sent to a developer in the EU/EEA or in another country. Transfers to the EU/EEA rely on the UK’s adequacy regulations. Some countries, for example the United Arab Emirates, Qatar and Egypt, are not covered by a UK adequacy decision: we send your details there only because you have asked us to introduce you to a development in that country, as UK GDPR allows where a transfer is necessary for steps taken at your request (Article 49), and we send only what the developer needs to contact you.

How long we keep it

We keep enquiry records for as long as needed to pursue the introduction and evidence the referral, and up to 24 months afterwards, unless you ask us to erase them sooner or we must keep them for legal reasons.

Your rights

You can ask us to access, correct, or erase your data, to restrict or object to processing, to receive a copy (portability), and to withdraw consent at any time. To exercise any right, send us a message through the contact form on our home page, including your enquiry reference if you have one. You can also complain to the UK Information Commissioner’s Office (ico.org.uk) or your local EU supervisory authority.

Cookies

We use a small number of first-party cookies:

• ep_consent, remembers your cookie choice. Essential.
• ep_vid, a random visitor identifier so we can recognise your device and understand which homes you view. Set only if you accept analytics cookies.

We do not use third-party advertising cookies, and we do not set the analytics cookie unless you accept it.

Changing or withdrawing your choice. Open Cookie settings, or use the Cookie settings link in the footer of any page. Choosing “Reject, essential only” withdraws your consent immediately and deletes the ep_vid cookie. Withdrawing is as easy as giving consent, and it does not affect anything we lawfully did before you withdrew.
